General Terms

These Terms of Service set out the contractual relationship between axailab (operating at axailab.pro) and users of our legal advisory services for real estate professionals. They govern access to information, legal consultations, document preparation and related services provided in Thailand. By using our website or engaging our services you accept these terms and any supplemental agreements entered into with axailab.

Eligibility to Use Services

Services are available to individuals and entities authorized to engage in legal or real estate-related activities in Thailand. Use is subject to compliance with applicable laws and any licensing requirements for professional activity in your jurisdiction.

Users must be at least 18 years old or of legal age to enter into binding contracts in their jurisdiction. Minors and individuals without authority to engage legal services must obtain valid authorization from a parent, guardian or accredited representative.

Services must not be used for unlawful activities, including fraud, funds laundering, tax evasion or actions that would facilitate breaches of regulatory requirements. Users warrant that they will use the services lawfully and in good faith.

Provision of advisory services is subject to applicable cross-border restrictions. axailab delivers legal services focused on Thai law. Users should verify local requirements before relying on materials outside Thailand.

User Accounts

Certain services and portals on axailab.pro may require registration. Account holders are responsible for maintaining accurate information and safeguarding credentials. Providing false or misleading details is prohibited.

You are responsible for ensuring that information submitted to axailab is complete and accurate. We may rely on provided data when delivering advisory services, and inaccuracies may affect outcomes or compliance recommendations.

Protect account credentials and notify axailab promptly of any unauthorized access. We implement administrative, technical and physical measures to protect data, but account security also requires user diligence.

Accounts and associated credentials are personal and non-transferable unless explicitly authorized in writing by axailab. Any transfer of rights requires a formal agreement.

If you suspect your account has been compromised, notify us immediately via the contact details on axailab.pro. Include details of the suspected breach so we can take appropriate measures to secure your account and assess impact.

axailab reserves the right to suspend or restrict access to accounts where there is a reasonable belief of fraud, security risk or breach of these Terms. We will communicate reasons for suspension where lawfully permitted.

Scope of Services

axailab provides legal consultation, contract drafting, compliance reviews, dispute preparedness and tailored guidance for real estate professionals operating in Thailand. Services are delivered by qualified legal practitioners and licensed consultants based on information provided by the client.

Service features, availability and processes may be updated from time to time. Substantive changes affecting existing engagements will be communicated according to the terms of each engagement agreement.

We strive to provide continuous access to informational content on axailab.pro but availability of interactive services may be subject to scheduling, resource allocation and third-party dependencies. Appointments and delivery timelines are set out in engagement communications.

User Conduct and Rules

Users must act professionally and within legal and ethical standards when using axailab services. The following rules describe prohibited behavior and expectations of conduct.

  • Do not submit false, fraudulent or forged documents or misrepresent material facts relevant to legal matters.
  • Do not use our services to facilitate unlawful acts, including evasion of laws, sanctions or regulatory obligations.
  • Do not harass, threaten or defame axailab staff, partners or other users; maintain respectful and professional communications.
  • Do not attempt to gain unauthorized access to our systems, circumvent security measures or interfere with services.
  • Do not submit sensitive third-party personal data unless you are authorized to provide such data and have informed consent where required.
  • Comply with applicable court orders, subpoenas and lawful governmental requests; notify axailab when appropriate to enable an informed response.
  • Follow any additional rules specified in engagement letters, by practitioners, or in professional codes applicable to licensed real estate and legal professionals.

User Content

You may submit documents, descriptions of property transactions, and other content to axailab for review and advisory purposes. Such user content informs our legal analysis and deliverables.

You retain ownership of content you provide, subject to the rights you grant in these Terms. Ensure you have authority to share materials and that doing so does not infringe third-party rights.

By submitting content you grant axailab a non-exclusive, royalty-free license to use, reproduce and store the content as necessary to provide services, respond to your requests, and comply with legal obligations.

You are responsible for the accuracy and completeness of submitted materials. axailab relies on provided information for legal assessments; omissions or inaccuracies may affect advice and outcomes.

Requests to remove user-submitted content should be submitted in writing. Removal may be limited where retention is necessary for legal, regulatory, or compliance purposes.

Intellectual Property

All intellectual property rights in axailab’s materials, methodologies, templates and website content belong to axailab or its licensors. Users receive no ownership rights in such materials beyond rights expressly granted in writing.

  • Do not reproduce or distribute axailab content beyond the scope permitted without prior written consent.
  • Do not create derivative works from proprietary templates or legal documents provided by axailab unless authorized by a license agreement.
  • Respect third-party intellectual property included in our materials; attribute or secure rights where required before reuse.

Paid Services and Fees

Certain advisory services, document drafting, representation and specialized compliance work are provided on a fee basis. Fees are set out in engagement letters or invoices and reflect the scope, complexity and required expertise.

Pricing is based on hourly rates, fixed-fee arrangements, or project-based quotes agreed in advance. Estimates are provided where appropriate and updated if scope changes materially.

Payment methods, schedules and accepted currencies are specified in engagement agreements. Timely payment is required to maintain service delivery and scheduling.

Subscription or retainer arrangements, where offered, are governed by separate agreements detailing scope, billing cycles and termination rights.

Refunds, if any, are addressed in the relevant engagement agreement. Where adjustments are required due to billing errors, axailab will reconcile accounts promptly.

Clients may cancel services as set out in engagement agreements. Cancellation terms, including notice periods and any applicable fees, are specified in those agreements.

Clients are responsible for applicable taxes, duties or governmental charges associated with purchased services unless otherwise stated. Tax treatment may vary by jurisdiction.

axailab may adjust pricing for future services; existing engagements will be governed by the fees set at time of contracting unless the parties agree otherwise in writing.

Non-payment may result in suspension of services, withholding of deliverables or termination of the engagement in accordance with the terms of the engagement and applicable law.

Legal Disclaimer

Advice provided by axailab is based on the facts and documents you supply and on applicable law as of the time of advice. Legal outcomes depend on factual circumstances and judicial or regulatory decisions. Clients should assess advice in the context of their overall risk profile and may seek multiple professional views where appropriate.

Liability Limitation

To the maximum extent permitted by law, axailab’s liability for damages arising out of or related to our services is limited as specified in engagement agreements. Liability caps and exclusions will be reasonable and proportionate to the scope and fees of services rendered.

Third-Party Providers

We may engage third-party providers for specific tasks (for example, translation, court filing or research). Such providers act as subcontractors; we select them with reasonable care but are not responsible for their independent omissions or misconduct.

Termination of Services

Either party may terminate an engagement in accordance with the notice and conditions set out in the engagement agreement. Termination does not affect accrued rights, outstanding fees or obligations that by their nature survive termination.

On termination, outstanding fees and expenses become payable. axailab may retain copies of files as required for recordkeeping, compliance and professional liability purposes, subject to applicable confidentiality obligations.

Privacy and Data Protection

axailab processes personal data in accordance with our Privacy Policy published at axailab.pro. We collect, store and use personal data necessary to provide legal services, to comply with legal obligations and to protect legitimate interests consistent with data protection principles.

Communications and Notices

Notices relating to these Terms or to an engagement should be sent via the channels specified in engagement communications or to the registered address and contact points on axailab.pro. Electronic communications are acknowledged on receipt but formal notice periods may be specified in agreements.

Changes to Terms

axailab may revise these Terms to reflect legal, regulatory or operational changes. Material revisions will be posted on axailab.pro with an updated effective date. Continued use of services after updates indicates acceptance of revised Terms.

Governing Law

These Terms and any disputes arising from services provided by axailab are governed by the laws of Thailand, to the extent permitted by applicable international rules. Parties submit to the jurisdiction of Thai courts unless otherwise agreed in writing.

Dispute Resolution

Where a dispute arises, parties should seek to resolve it through good faith negotiation. If negotiations do not resolve the matter, disputes may be referred to mediation or the relevant courts in Thailand as set out in the engagement agreement.
